You already own the asset. The question now is whether the company on your management agreement is a real, registered entity — and whether it holds the licence your state requires. Shield checks the COMPANY, never an individual manager.
What a PM check covers
- Company registration — is the entity on your agreement registered and in good standing in its state?
- Real-estate licence register — where the state mandates licensing and its register is publicly queryable (currently CA, TX, NY), we check the COMPANY's licence and its status.
- Litigation — court dockets naming the company.
- Bankruptcy — active filings naming the company.
Every claim in a Shield report includes a direct citation to the source record. Where a check cannot run — for example a state licence register we cannot query — the report SAYS so, with the regulator named and a verify-directly pointer. We never show a green "no records" for something we did not check.
What a PM check is NOT
- Not a person check. We do not screen individuals — not your manager, not their employees. Entity-keyed checks only (an FCRA boundary we do not cross).
- Not a contract or fee audit. We do not read your management agreement or opine on its terms. That is work for your attorney.
- Not legal, financial, or investment advice. Public records, sourced and linked. You decide.
Does my state even require a licence?
State property-management licensing varies. Some states license the activity through the real-estate broker register; some municipalities require local registration instead; for others we have not verified the posture and will say exactly that in the report — no claim either way.
The report states, for your state, one of: the licence register was checked in this report; the register exists but could not be queried by Shield (regulator named — verify directly); or the state's posture is not verified by us. Licensing rules change and this is not legal advice.
